We provide expert counsel for cooperative boards and community associations.

We serve as general counsel to cooperative boards and community associations throughout Queens County. We advise our clients on governance and regulatory compliance, as well as facilitate their real estate transactions. We counsel members of the board of directors, association members and shareholders, in resolving internal disputes among residents and the association.

We assist clients in drafting, reviewing, interpreting, amending and enforcing governing documents. Additionally, we regularly review and negotiate agreements between the association and third-party vendors, such as landscaping, towing and management companies. Our goal is to help community association leaders understand their organization's legal rights, as well as the fiduciary responsibilities they personally accept as board members.

Collecting delinquent maintenance, assessments and fines requires time and resources, but provides necessary revenue to the community. We are highly experienced in handling collection litigation and we regularly advise clients on maintaining consistency in lien enforcement and collection and, when necessary, obtaining and enforcing judgments.

We draft, review and negotiate contracts on behalf of condominium associations and cooperative boards with third-party service providers and vendors. 

Our clients appreciate the value of our expereince in advising them on such matters as management agreements, refuse removal services, swimming pool maintenance and on-and off-site security issues. We work with our condo and co-op clients to understand their responsibilities and duties, limit their liability and improving the communities in which they live and serve.

Occassionally, disputes arise among tenants, board members or between a community and its leadership. Whether the dispute relates to a nuisance issue, a violation of community rules and regulations, breach of contract or a disagreement about interpretation of governing documents, we have the experience and expertise necessary to favorably resolve it. We work with our clients to understand the issues and provide a variety of solutions to efficiently meet their goals and preserve the good will in their communities.

The proper and efficient transfer of a shares of cooperative or the title to a condominium unit requires, in addition to technical expertise, coordination among a large number of parties. We are extremely experienced in representing all parties to a transaction, whether seller, purchaser, transfer agent or lender, we are familiar with all of the issues that may arise and are well suited to resolve those problems before they start.
