What to Consider When Looking for A New Condominium or Cooperative Attorney

Updated: Dec 19, 2023

At O’Sullivan & Zacchea PLLC we believe that cooperative and condominium representation is more a relationship than a transaction. Senior Partner Kevin O’Sullivan has acted as general counsel to our cooperative and condominium clients for years, offering advice and counsel to cooperatives and condominiums throughout the New York City area.

Our cooperative and condominium clients benefit from Mr. O’Sullivan’s prior experience as an attorney with the New York City Department of Buildings.

As general counsel our goal is to help our clients achieve the optimal level of efficiency in the operation of their association.

As counsel we are able to provide insight and advice to our clients as they tackle issues ranging from service contract negotiations to unit owner issues such as non-paying shareholders. We appreciate that our clients have annual budget restrictions and we work with them to improve the efficiency of the building, while also looking for ways to reduce costs.

Our cooperative and condominium clients range from 5-unit self-managed condominiums to 200 unit cooperative apartment complexes. Our clients are located throughout the greater New York metro area. Regardless of the size or the association type we apply the same thoughtful, client-centric approach to every association we represent.

On a daily basis we guide boards in every aspect of governance, including drafting and reviewing of governing documents, fiduciary obligations, election disputes, alterations, owner issues as well as leasing, construction and financing transactions.

Our general counsel services incorporate practical advice regarding common problems including protection against potential liability, dispute resolution, contract negotiations and litigation services. Our clients also benefit from our years of experience in Housing Court and Surrogate’s Court (Estate Issues) as those matters relate to the operation of their associations.

I addition we maintain a full-service transfer department for sales and purchases. We also represent new boards who may need to address issues with the association’s sponsor.

As counsel to cooperative and condominium associations located in Manhattan, Queens, Brooklyn, Long Island and Westchester we are well aware of the legal needs of housing associations located in New York. Should you have any questions or if your association is looking to obtain legal counsel please feel free to contact Kevin O’Sullivan at (718) 713-3499. Mr. O'Sullivan is also available by email at: kosullivan@ozatlaw.com

We look forward to speaking to you!
