O'Sullivan & Zacchea represents condominium associations and cooperative boards in compliance and transactional matters. Our Co-op & Condo practice is complemented by our other practice areas, such as real estate and civil litigation.

We provide expert counsel for cooperative boards and community associations.

 

We serve as general counsel to cooperative boards and community associations throughout Queens County. We advise our clients on governance and regulatory compliance, as well as facilitate their real estate transactions. We counsel members of the board of directors, association members and shareholders, in resolving internal disputes among residents and the association.

We assist clients in drafting, reviewing, interpreting, amending and enforcing governing documents. Additionally, we regularly review and negotiate agreements between the association and third-party vendors, such as landscaping, towing and management companies. Our goal is to help community association leaders understand their organization's legal rights, as well as the fiduciary responsibilities they personally accept as board members.

Collecting delinquent maintenance, assessments and fines requires time and resources, but provides necessary revenue to the community. We are highly experienced in handling collection litigation and we regularly advise clients on maintaining consistency in lien enforcement and collection and, when necessary, obtaining and enforcing judgments.
